What type of accommodation does Rocca Riviera offer?
Rocca Riviera Umag is a luxury apartment residence with 9 contemporary apartments, each featuring two bedrooms, two bathrooms, a fully equipped kitchen with Nespresso machine, dishwasher and washing machine, a living room and a terrace with horizon views. Apartments range from 88 to 98 square metres and accommodate up to 4 adults. The Deluxe apartments “Umago” and “Rovigno” feature beautiful views of the old town and the Adriatic Sea, with Apartment Umago located on the top floor.
Where is Rocca Riviera located?
Rocca Riviera is located at Jadranska 23, 52470 Umag, Croatia — in northern Istria, on the Adriatic coast. The residence is within walking distance of the Umag old town, beaches, restaurants and the marina.
How far is the nearest beach?
The nearest beach is Beach Osmica (Main Beach), a 10-minute walk from Rocca Riviera. It is 230 metres long, sandy/stone/concrete, with shallow water perfect for families, pine tree shade, an outdoor seawater pool and a children’s pirate ship pool. Other nearby beaches — Polynesia, Sol Katoro, Aurora and Laguna — are accessible by the Umag tourist train.
Is there a swimming pool?
Yes. Rocca Riviera features a private outdoor swimming pool (approximately 5m × 4m), available year-round and reserved exclusively for guests. The pool is not heated during winter months. Pool towels are provided.
Are wellness amenities included?
Yes. All guests have complimentary access to the gym and Finnish sauna. The sauna is reserved exclusively for you when booked — please reserve at least 45 minutes in advance for full privacy. Minimum age for sauna use is 18.
Is parking available?
Yes. Garage parking is available free of charge for all guests. Reservations are not required.
Do you have EV (electric vehicle) charging?
Yes. Rocca Riviera offers 2 Porsche Destination Chargers — 11kW with Type 2 plugs and 4.5m cable, compatible with most electric and hybrid vehicles. EV charging is free for all guests. Garage access code is provided at check-in.
Do you offer bicycles or scooters?
Yes. Complimentary electric bikes (e-bikes) and electric scooters (e-scooters) are available for all guests. Helmets are provided.
Is breakfast included?
Breakfast is not included, but fresh pastries can be delivered to your apartment each morning on request. Each apartment also has a fully equipped kitchen, and supermarkets are within 5 minutes walking distance.
What are the check-in and check-out times?
Check-in: from 15:00. Check-out: until 10:00. Please inform Rocca Riviera staff in advance about your estimated arrival time. Late check-out may be arranged subject to availability — until 18:00 for 50% of the apartment rate, after 18:00 for the full apartment rate.
Is Wi-Fi available?
Yes. Free high-speed Wi-Fi is available throughout the entire property — in all apartments, common areas, the pool area and the garage.
Are pets, dogs allowed?
Unfortunately, pets, dogs are not allowed at Rocca Riviera.
Is smoking permitted?
Rocca Riviera is a completely smoke-free property. Smoking is strictly prohibited inside the apartments and indoor common areas. A fine of EUR 300 applies in case of violation. Smoking on balconies is permitted only where ashtrays are provided — please be considerate of neighbours.
How many guests can each apartment accommodate?
Each apartment accommodates up to 4 adults plus 1 child. Each apartment has two bedrooms — a king-size bedroom and a twin-bed bedroom.

How do I reach Rocca Riviera?
Rocca Riviera is approximately 30 minutes by car from Trieste (Italy), 15 minutes from Portorož (Slovenia), 90 minutes from Ljubljana, 55 minutes from Pula and 3 hours from Zagreb. The nearest airports are Pula (PUY), Trieste (TRS) and Ljubljana (LJU).
Is the property family-friendly?
Yes. Apartments are spacious and well-suited for families. Each apartment includes a fully equipped kitchen, a twin bedroom suitable for children, and a private terrace. Cribs can be provided on request.
What activities are available nearby?
Umag and northern Istria offer a wide range of activities: cycling on the 3,000 km of Istrian routes, water park Istralandia, golf at Golf Adriatic in Savudrija (10 minutes by car), tennis at the ATP Croatia Open courts, water sports, sailing, wine tasting in nearby vineyards and exploring inland Istrian towns such as Buje, Grožnjan and Motovun.
Can I park a larger vehicle (van, SUV)?
Yes. Garage parking accommodates standard cars, SUVs and most vans. For oversized vehicles or motorhomes, please contact us in advance to check availability.
Do you provide cleaning during my stay?
Yes. Daily cleaning and disinfection are included throughout your stay at no additional charge. Daily linen change is available on request.
Is there a security deposit?
Yes. A security deposit of 300 EUR is collected upon arrival. The deposit is fully refunded at check-out if no damage has occurred.
What payment methods do you accept?
Full payment is required prior to arrival via bank transfer to the official Rocca Riviera d.o.o. company account. Credit cards and cash are not accepted on site.
What is your cancellation policy?
For direct bookings with a discount, free cancellation is possible up to 21 days before arrival — the advance payment is refunded, minus applicable bank, card or transaction costs. For cancellations 21 days or less before arrival, the 30% advance payment is retained as a cancellation fee. If the guest paid the full amount and cancels less than 21 days before arrival, Rocca Riviera may retain 30% and refund the rest (minus transaction costs). For cancellations 7 days or less before arrival, no refund is guaranteed. In case of no-show or early departure, paid amounts are non-refundable. Date changes may be considered subject to availability.
Can I book just one night?

Are there quiet hours?
Yes. Quiet hours are between 21:00 and 10:00. Please be considerate of other guests during these times.
Is there a jacuzzi?
No, Rocca Riviera does not have a jacuzzi. We do offer a Finnish sauna and an outdoor swimming pool for guest use.
Can I store my bicycle on the property?
Yes. Bicycle storage is available on the property. Please note that bicycles cannot be brought into the apartments themselves.
What appliances are in the apartments?
Each apartment is fully equipped with a Nespresso machine, dishwasher, washing machine, air conditioning, TV, iron and hairdryer. Towels, bed linen and toiletries are also provided.

Yes. Family attractions include Istralandia Water Park, Adventure Park Jangalooz (zip-lines and high-ropes), Dino Park Funtana (life-size dinosaur replicas), Karting Poreč and the beachfront children’s pirate ship pool at Beach Osmica.

Can I bring my own swimsuit to the sauna?
No. Swimsuits, swim trunks, shorts and footwear are not permitted inside the sauna. Designated sauna towels must be used at all times — please do not sit on the wood with bare skin.
Is the outdoor pool open all year?
Yes. The outdoor pool is available year-round. Note that the water is not heated during winter months.

How can I beat the Booking.com price?

What payment do I need to make to confirm my reservation?
For direct bookings, a minimum advance payment of 30% of the total reservation value is required to confirm the booking. You may also choose to pay the full amount in advance. A reservation is confirmed only after Rocca Riviera confirms the booking in writing and confirms receipt of the payment.
Can I extend my stay during my visit?
Yes. If you wish to extend your stay, please inform Rocca Riviera staff in due time. Additional nights will be charged according to Rocca Riviera’s current price list, subject to availability.
Can my friends or family visit me at the apartment?
Apartment visits are not allowed. Only properly registered guests may stay in the apartments. Upon arrival, all guests are required to present a valid national ID card, passport, or other valid proof of identity.
What happens if I arrive with a dog, pet?
Pets are not allowed at Rocca Riviera. Guests arriving with pets will not be admitted to the apartment. In such cases, the reservation will be treated as a cancellation or no-show, and paid amounts will not be refunded. The no-pets policy is accepted by confirming the reservation.
Are there any age restrictions for the pool, gym or sauna?
Children under 14 must be accompanied by an adult in the pool area. The gym and sauna are strictly prohibited for children under the age of 16. The Finnish sauna has a minimum age of 18 years.
Can I bring an extra bed or accommodate an additional child?
Some apartments may allow one child or an extra bed upon request and subject to availability. Please contact us in advance to confirm.

What if I lose my apartment key?
Please inform Rocca Riviera staff immediately if you lose a key. Lost keys are charged EUR 100. We kindly ask you to handle keys with care.
